Due to the overall increase in property assessments, the tax calculator has been removed as it would not provide an accurate estimate of the 2026 tax rate.
Property tax rates (often called mill rate) in the Town of Carstairs are set each year by Council through the budgeting process. Council determines the amount of property tax revenue required to fund municipal programs and services. The tax rate (mill rate) is then established to generate the required revenue.
The Town of Carstairs is also required to collect property taxes on behalf of the Province of Alberta, including policing, requisitions for education and seniors’ housing programs. These amounts are set by the Province and are included on property tax notices.
Property taxes are calculated by applying the tax rate to the assessed value of a property.
To accurately determine 2026 property taxes, Council will set the final tax rate (mill rate) in April/May. Once the tax rate (mill rate) has been set, the online Tax Calculator will be available to help property owners estimate their property taxes.
